Residential Inspections

The proper home inspection, whether it is a single family home, condominium, apartment or townhouse includes a complete and thorough inspection to provide you with a clear understanding of the home and property through a visual analysis of everything I inspect.
These items (if applicable) include: grounds, driveway, garage, outdoor fixtures and faucets, siding, trim, doors, decks, patios, walks, roof, chimney, attic, basements, foundations, overall structure, plumbing and plumbing equipment, interior rooms, walls and ceilings and floors, windows, fireplaces, stairs and railings, laundry, kitchens and kitchen equipment, electrical service, wiring & outlets, HVAC, visible evidence of hazardous material, wood-destroying insects, organic growth and areas of moisture.

Pre-Listing Inspection 

A pre-listing inspection is a valuable way to eliminate unwanted surprises before putting it on the market. Your inspection report will contain information about the defects present in your home in its existing condition, allowing you to make repairs to increase your home’s value and to simplify the negotiation process.

Walk-Through Inspections 

When time is of the essence and you need peace of mind your real estate purchase is a quality purchase without a proper full home inspection, a walk-through inspection is your solution. Focusing on the main components of your home, including HVAC, structural integrity and safety related elements, a walk-through inspection can be scheduled within 24 hours, if necessary. A consultative inspection recap will summarize the findings.

Commercial and Draw Inspections 

Conduction both commercial and draw inspections. Draw inspections, also known as progress inspections or completion evaluations, verify the advancement of a construction project—residential or otherwise—for lenders. By cross-checking draw inspection reports against those of a contractor, banks can protect their investments. For example, when an inspector finishes a draw inspection, their report helps confirm that the contractor completed their work before the bank disperses funds or draws.

Consultative Inspection Report Follow-up 

As a courtesy to my clients, a follow-up review of the inspection report is available for those clients who were unable to attend the inspection in person. This service is free of charge and scheduled at your convenience to review the report and answer any questions you may have regarding the inspection.

Annual Home Maintenance Inspections

Annual home maintenance inspections are an effective way to maintain your home. Seasonal changes affect your home and some of those changes are not easily seen or caught unless you are specifically looking for them. Unlike a residential home inspection which identifies the functional components of your home on that one day, the annual home maintenance inspection tracks the condition and performance of your home annually so unexpected surprises are reduced and preplanning for larger maintenance items can be properly planned for.
